I was afraid this would happen. A great place for someone else, but not for our family. As we walked in the door, we were hit with the immense smell of cat. The kitchen was a 3 feet length of counter with a sink, a stove, and a fridge. Barely room to turn around with more then one person in it. The bathroom was a tub- no shower- a commode 6 inches from its edge and a sink just far enough away arms length. I could go on and on about the disappointment and load of work needed , but instead i will just leave it as- The house is not what our family could work around. Too much would need to be done and the price to high for building another home and tearing the old one down. Maybe for someone else who has the money to throw around, but not for us. The repairs would cost more then what the home is worth. We are better off starting with vacant land and building new.
An area where would have put a large garden. i just loved the massive willow trees placed throughout the property.
I will continue our search and am determined we need something before this place sells. Which brings me to a good tid bit of news from our realtor. A woman is looking for a home that she can have her mother live with her too. Our realtor told her of our home and it's great layout for a "mother in law suite" in the rec room. The rec room is separate from the rest of the basement/garage plus has the right spots for a bathroom and small kitchenette area. It has its own entry from the house front and small "porch" area under the upstairs balcony (front door).
The woman is interested and we decided to lower our price to perk it more.
I do not know if anything will come of it, but time will tell. I just have lost all patience with the realty business.
Fernie will be going home with Roseanna. I cannot get the anemia to go away and do not wish to sell her to someone who could not give her the attention she needs. Roseanna said the Anemia is very hard to rid out of the system and takes time. Time and experience I do not have to offer.
Roseanna will get her back into great health and will have her prepped for another family's milker. A brighter future then anywhere else I was able to find.
Chia will be going to her new home in Mid October, but I will share more of that in another post.

This same thing happened to us a month or so ago- there was a really cute farmhouse we fell in love with from the outside. White, with a wrap-around porch, fruit and pear trees all over, on an acre and a half (which was what we wanted for our starter house), next to a park, very accessible to town, and very affordable. Oh, we were so excited!
And then the realtor showed us the inside. There was nowhere for a kitchen table, anywhere (unless you got rid of the washer/dryer, which were in the kitchen...). The one bathroom was smaller than anything we had ever seen, tucked in the corner of the kitchen- and the clencher- the "three bedroom house" only had two small bedrooms. Everything needed work. We were so disappointed.
Tammie..I'm so sorry to hear that the house wasn't workable. Keep your chin up. You might also consider the cost on building the out building you described. Things can look quite different when you think about blowing up floor plans and flipping everything around on its ear. I had a renovation where we added just under 300 sq. feet but we altered the entire layout of the house. It turned out really cool.
Oh, bummer! Well, keep looking - your house is out there SOMEWHERE!!!

The repairs went beyond the layout. The basement walls were holding moisture and the walls were covered in water stains from it seeping in the windows, down into the basement. The roof would have to be removed and redone. Looking into the eaves of the upstairs showed waiter damage and stains in the wood. The shingles were 3 layers too. The roof in the garage and barn would also have to be completely redone. There was so much water damage, we were afraid if we did an addition and renovation, they would find more expensive problems in the structure. The electrical work is the original from the building in 1958. So much potential but we do not have the money for so many renovations on top of a the mortgage price. I also consider the fact I would have to survive with the 3 kids in a cramped house for at least 1 1/2 years before we would have the equity to get a loan for all the work. I do not want to take on another headache. Now if the owner was willing to accept an offer considerably lower then they are asking, we may go for it. we have a roofer and electrician doing estimates on the work and damage before we completely dismiss it. This way we can present this to the owner and show the damage outweighs the value and see if they would accept a bid of $40,000 lower then their asking. There are no liens/ mortgages on the home which means they owe nothing. The father passed away and now the daughter lives in it and can no longer keep up with the extra care needed.
Time will tell but I think it needs a boot to the butt to speed things up. We have not been able to catch a break on anything. It would be nice to just settle in somewhere and be "Home".

Give it a shot Tammie. The more grime the news and outlook for sale of the house, the better off ya'll are for dealing with her. Is there anyone else in the family that your dealing with, or is it just the daughter?
There is a son but the home is in the daughters name. She has resided there for at least a decade. This is all a bit of a headache. I am on the fence of just walking away due to the condition. Although it needs work, do we really want to take it on? We are not sure if we could afford the repairs which is why we are on the fence about it. Its all about the land. I could care less about the house. I would bull doze it down and build a new one in its place if we could afford that within a year of purchase. But the cost of land and the rarity to find land over 5-6 acres has become disappointing. We either have to move out to the sticks where long timers adorn their property with broken down equipment left where it died (a metal graveyard) and trash piles as our view from the windows, or put up with a long drive to work which is not good during the long winters.Plus still pay some high prices. I do not think the captain & I are on the same page about alot of things. I'm the "homestead dreamer". I want to use the land for more then looking at and relaxing where he could care less about the animals and gardens.
I am so desperate to get out of here and he seems to drag along since he is gone 13 hours a day. I deal with it all and am motivated to get my life changed and onto a more workable environment. I can't do it without his signature or finances.If they are willing to accept a very low bid, we may be able to get a loan on just the low price difference of its worth to do the repairs and addition before another winter.
My realtor should be calling me in the next day or so with an update on whether the lady would entertain a low bid or not. If not, then we just walk away and keep looking.
Oh, that is so disappointing! I can only offewr this advice (from unfortunate experience); don't give in and pay more than it is worth. If it is worth $40,000 less before repairs, stick to that ceiling. Land is nice, yes, but the house will become a lead weight around your neck. I say this only because we are finding out that we overpaid for the land & house we are currently in (the one you will be visiting soon!!!) and can't get it sold for the move to a place that would better suit us. And, the repairs such as new windows and water heater and other appliances are coming out of our pocket at this point (i.e. we won't be able to recoup the amounts we are putting into making the place liveable). I am a jumper-I get tired of being "stuck" and tend to go too fast on decisions. I usually end up regretting it later.

fire a low ball at them and see if they twitch. what's the worse thing that can happen? i just wanted to tell you that when we bought our land we passed on the rest of the 22.5 acres due to budget. now we are kicking ourselves in the ass for not taking the chance. ain't making these decisions fun...lol
